At its worst it fell 54.3% in the 2020 crash (S&P 500: 33.7%) and 40.9% in the 2022 bear market (S&P 500: 24.5%), and was back at its earlier high 4 months and 2 months after the lows.
The business in plain English
Green Brick Partners is a homebuilder and land developer based in Plano, Texas. It buys land, secures entitlements (the government approvals needed to build), turns the land into finished lots and builds homes on them through seven builder brands. It also offers title, mortgage and insurance agency services to buyers. Revenue was about $2.04 billion in the year ended December 31, 2025.
It sells to individual homebuyers in fast-growing Sunbelt markets: Dallas-Fort Worth, Austin and Houston in Texas, Atlanta, and Florida's Treasure Coast. As of December 31, 2025, prices ran from the mid $200s at Trophy Signature Homes, its entry-level brand, to over $2.8 million at GRBK GHO on the Treasure Coast. Trophy was the largest brand by community count, with 35 of 101 selling communities. Green Brick owned 100% of most brands but only 50% of The Providence Group in Atlanta, 80% of GRBK GHO and 90% of Centre Living.
It owned or had under contract 48,828 lots at that date, a multi-year supply, and develops most of its own lots. Backlog (homes sold but not yet delivered) was 520 homes, down from 668 a year earlier. The 10-K gives no clean revenue split by brand or region, and all sales come from three states, so a regional slowdown could hit the whole business.

What could go wrong
- Partly owned builders add extra risk. Green Brick owns 50% of The Providence Group, 80% of GRBK GHO and 90% of Centre Living. Trouble there, or being required to purchase or dispose of big stakes, could strain cash and results.
- Heavy reliance on a few Sunbelt markets. Green Brick builds only in Texas, Georgia and Florida, and most of its brands operate in Dallas-Fort Worth. A housing slowdown or local economic shock there could hit results hard.
- Large land holdings could lose value. Green Brick owned or had under contract about 48,900 home sites as of December 31, 2025. If land prices fall, it may have to mark down these assets while still paying taxes and interest.
- Large shareholders hold significant influence. Certain large stockholders own a significant stake and can influence decisions in ways other investors may dislike. Their shares have been sold into the market before, and future sales could push the price down.
- Mortgage rates drive buyer demand. Demand for its homes and lots depends on the cost and availability of mortgages. Higher rates, tighter lending or bigger after-tax costs of owning a home can cut sales and raise cancellations.
- Rising costs from tariffs, labor and materials. Shortages and price swings in labor, materials and subcontractor work can delay projects and raise costs. Green Brick says it may not be able to lift home prices enough to offset tariffs.

For income and retirement investors
Green Brick pays almost nothing in dividends, so it offers little for income seekers. Dividends paid held at about $2.9 million a year from FY2023 to FY2025, about 0.9% of FY2025 earnings and 1.4% of free cash flow (operating cash minus capital spending). Dividends per share edged up to about $0.066 in FY2025 only because the share count shrank. The company also has Series A preferred stock, which is typically paid ahead of common stock. Buybacks (share repurchases) matter far more: $279.4 million over FY2021–FY2025, helping cut shares outstanding 16.4% between October 2021 and October 2026.
The stock has fallen sharply in downturns. It dropped 54.3% in the 2020 COVID crash and recovered by July 15, 2020, then fell 40.9% in 2022 before recovering by August 11, 2022. Its 96% plunge in the 2008 crisis came when it was BioFuel Energy Corp., before it became a homebuilder in 2014. Single stocks carry more risk than diversified funds.
Questions investors ask
How does Green Brick Partners make money?
From home sales, mostly on land it develops itself. Green Brick acquires land, prepares it for building, then builds homes through seven brands in Dallas-Fort Worth, Austin, Houston, Atlanta and Florida's Treasure Coast. It also earns money from lot sales and title, mortgage and insurance agency services. Revenue was about $2.04 billion in FY2025, with net income of $313.2 million. Its pipeline of about 48,900 home sites, owned or under contract as of December 31, 2025, gives it a steady lot supply but ties up capital.
Does Green Brick Partners pay a dividend?
Only a token amount. Dividends paid were about $2.9 million in FY2025, roughly 0.9% of earnings, or about $0.066 per share. That total has not grown since FY2023; the per-share figure rose slightly only because buybacks reduced the share count. Green Brick also has Series A preferred stock, whose holders typically get paid before common shareholders. The company returns far more cash through buybacks, which totaled $83.8 million in FY2025 alone.
What is Green Brick Partners' P/E ratio?
About 8.9 as of October 28, 2026, based on FY2025 diluted earnings of $7.07 per share. The P/E ratio compares the share price with a year's profit per share; a low figure can mean investors expect profits to fall. Net income fell 17.9% in FY2025 and was down 24% year over year in the quarter ended September 30, 2026. On April 29, 2026, the company also filed a notice that earlier financial statements should no longer be relied on, so some past figures may be revised.
How much debt does Green Brick Partners have?
A modest amount by its own yardstick. Total debt was about $323.3 million as of December 31, 2025, when debt made up 14.7% of total capitalization (debt plus shareholders' equity), below the company's target of about 20%. As of September 30, 2026, it held about $100 million in cash and investments and about $2.02 billion in shareholders' equity. Lower borrowing can cushion a housing downturn, though its debt agreements carry restrictions that could limit some opportunities.
How has Green Brick Partners stock performed?
Strongly over 10 years, with sharp drops along the way. As of October 28, 2026, the share price had gained about 23.4% a year over 10 years and 19.5% a year over five years, but was down 5.9% over one year. Its worst decline in the last three years was 36.1%. Price history from before 2014, when the company was BioFuel Energy Corp. and not yet a homebuilder, says little about the homebuilding business.
