What changed recently

  • Over the three months to Jul 31, 2026, investors added a net $32.9M (creations minus redemptions, per the N-PORT report).
  • Monthly total returns reported for that quarter: +0.22%, +1.73%, +2.31%.

How it works

DFAR is an actively managed ETF, so it does not copy an index. Under normal conditions, Dimensional Fund Advisors puts at least 80% of net assets into US real estate companies. A company counts if it earns at least half its revenue or profits from real estate, holds at least half its assets in real estate, or is set up as a REIT. Most of the fund is in REITs. It can also own home builders and commercial property developers, but not partnerships. It buys companies of all sizes listed on US exchanges.

The starting point is market-cap weighting: bigger companies get bigger positions. Dimensional can then raise, cut or drop a position based on factors such as free float, price momentum, liquidity, size, relative price (a low share price compared with book value) and profitability. Trading is light. The prospectus reports portfolio turnover of 7%. As of July 31, 2026, the 10 largest holdings made up 48% of the fund. Welltower was the biggest at 8.0%.

The fund may use futures and options on futures to keep its stock exposure steady as money comes in and goes out. It may also lend its securities to earn extra income. As of July 31, 2026, it held no derivatives and 1.57% in cash. The prospectus measures its results against the Dow Jones U.S. Select REIT Index.

What it really costs

  • DFAR charges 0.19% a year, versus an average of 0.2% for the similar funds below (6th of 9, cheapest first).
  • Of that, 0.17% is the management fee; the rest covers other fund expenses.
  • Using the prospectus's standard example, $10,000 invested would cost about $19 in the first year and $243 over 10 years (assuming a 5% annual return).

In a retirement portfolio

RoleDiversifier

DFAR adds a concentrated slice of property owners that broad stock funds hold only lightly, so it fits as a complement to a core holding rather than as the core itself.

DFAR gives focused exposure to landlords of senior housing, warehouses, data centers, malls, cell towers and self-storage. As of October 27, 2026, its trailing 12-month yield was 3.47%, paid quarterly. The SEC's standard example puts its cost at $19 in the first year and $243 over 10 years on $10,000.

Its track record is short. The fund launched in February 2022, and its price history starts in October 2022. That means it has no record through 2008, 2020 or the 2022 bear market. Its deepest drop was 21.3%, from February 2, 2023 to October 25, 2023. It was back to its old high by July 12, 2024. Its weakest calendar year was 2025, at 1.44%. Anyone drawing income during a slump could end up selling shares at low prices. Past results don't predict future ones, and a plan should look at the whole portfolio, not one fund.

Who it may suit — and who should look elsewhere

May suit

  • Investors who want a broad basket of 123 US REITs and property stocks, led by Welltower, Prologis and Equinix, as one part of a wider portfolio.
  • People who like Dimensional's method: start from market weights, then adjust for price, profitability and momentum, with turnover of just 7%.
  • Holders who want income and are happy with quarterly payouts. The trailing yield was 3.47% as of October 27, 2026.

Look elsewhere if

  • Cost-focused investors: Schwab US REIT ETF charges 0.07% and iShares Core U.S. REIT ETF charges 0.08%, compared with DFAR's 0.19%.
  • Anyone who wants a long track record. DFAR launched in February 2022, so it has no history through 2008, 2020 or the 2022 bear market.
  • Investors uneasy with concentration: the top 10 holdings made up 48% of the fund as of July 31, 2026, and it fell 21.3% during 2023.

Questions investors ask

Is DFAR an index fund?

No. DFAR is an actively managed ETF and does not try to match any index. Dimensional starts by weighting US real estate stocks by company size. It then adjusts or drops positions based on factors such as relative price, profitability, momentum and liquidity. In practice it stays close to the market: portfolio turnover was 7%. The prospectus compares its results with the Dow Jones U.S. Select REIT Index. Its expense ratio is 0.19%.

What's the difference between DFAR and USRT?

The main differences are cost and size. Based on the latest holdings reports, about 91% of their holdings overlap. iShares Core U.S. REIT ETF (USRT) charges 0.08% a year, compared with 0.19% for DFAR. As of October 27, 2026, USRT returned 8.5% over one year and 15.9% a year over three years. DFAR returned 7.6% and 14.0% over the same periods. As of July 31, 2026, USRT had about $4.7 billion in net assets, compared with DFAR's $1.78 billion.

Does DFAR pay monthly dividends?

No. DFAR pays distributions quarterly. Over the 12 months to October 27, 2026, it paid about $0.87 per share, a trailing yield of 3.47%. Most of that income comes from the REITs it owns. REITs must pass most of their taxable income on to shareholders. In general, much REIT income is taxed at ordinary income rates rather than the lower rate for qualified dividends, so the account it sits in can matter.

How has DFAR performed since launch?

DFAR has trailed its benchmark. The prospectus shows calendar-year returns of 11.02% in 2023, 5.31% in 2024 and 1.44% in 2025. Through December 31, 2025, it returned 0.85% a year since its February 2022 launch. The Dow Jones U.S. Select REIT Index returned 1.78% a year over the same period. Based on market price, DFAR was up 11.6% for 2026 through October 27.

What are DFAR's top holdings?

As of July 31, 2026, the largest holdings were Welltower (8.0%), Prologis (6.8%), Equinix (5.1%), Simon Property Group (4.8%), Digital Realty (4.6%), Realty Income (4.5%), American Tower (4.3%) and Public Storage (4.0%). Ventas and Iron Mountain rounded out the top 10. Together, the top 10 made up about 48% of the fund's 123 holdings. Nearly all assets were in US stocks, with 1.57% in cash.
