The business in plain English

AGNT, Inc., formerly eXp World Holdings, owns eXp Realty, a real estate brokerage. Its customers are mainly people buying and selling homes, served through a network of independent agents and brokers. The brokerage is cloud-based: agents work through online systems, including a 3D virtual platform called FrameVR.io, rather than relying on traditional branch offices. The company says this cuts costs for agents and lets it enter new markets quickly.

The company earns its money as the licensed broker on each transaction. It collects the commission, usually a percentage of the home's price, then pays a portion to the agent. Gross margin, the share of revenue left after agent payouts and other direct costs, was 7% in 2025 on revenue of about $4.77 billion. To attract agents, eXp offers low entry fees, a chance to own company stock, and revenue sharing, which pays agents a cut of commissions from agents they recruit.

North American Realty, covering all 50 US states and every Canadian province, produced 96.9% of 2025 revenue. International Realty, spanning 27 countries across the Americas, Europe, the Middle East, Asia-Pacific and South Africa, produced 3.1%. A third segment, Other Affiliated Services, holds SUCCESS magazine and related media. Revenue is seasonal, typically highest in the second and third quarters.

What could go wrong

  1. Its agent pay model faces legal limits. Some jurisdictions block or limit its agent pay plans, and more may. Those plans help it attract agents, so it may have to change its business model in those places.
  2. Antitrust suits and commission rate pressure. It is a defendant in antitrust (competition-law) class actions in the US and Canada and agreed in December 2024 to pay $34.0 million and change practices. Lower average commission rates would hit revenue.
  3. Independent agents can create legal exposure. Most of its agents are independent contractors, not employees. Their negligence or misconduct could bring lawsuits and reputational damage, and how such workers are classified faces regulatory scrutiny.
  4. Large insider stakes concentrate control. Glenn Sanford, chairman and CEO per the February 2026 annual report, and the Gratitude 2022 Trust own a significant stake. The company says this may depress the share price and let them steer key decisions.
  5. New shares dilute existing holders. It issues stock to agents and under an equity incentive plan, shrinking existing holders' stakes. Shares outstanding rose 13.3% from September 2021 to June 2026, despite about $709 million of buybacks in 2021–2025.
  6. Mortgage rates and housing supply drive deals. Most revenue comes from commissions on home sales. High mortgage rates, as in 2024 and 2025, and tight housing inventory reduce the number of transactions, and with them its commission income.

For income and retirement investors

AGNT paid a dividend each year from 2021 through 2025, but it has no streak of increases: the per-share amount was unchanged across 2023, 2024 and 2025. The dividend yield (dividends divided by share price) was 5.03% as of October 29, 2026, after the share price fell 60.6% over the previous year. Net losses in 2023–2025 meant earnings did not cover the dividend. Free cash flow (cash from operations minus capital spending) did: the $30.8 million paid in 2025 used 28.2% of the $109.0 million generated, down from $185.0 million in 2024. It spent about $709 million repurchasing its own shares over 2021–2025, yet shares outstanding rose 13.3% from September 2021 to June 2026.

The stock fell 38.9% in the 2020 COVID crash and recovered in about 2.5 months. In the 2022 market downturn it dropped 67.8% and had not regained its January 2022 high by October 29, 2026. A single stock carries more risk than a diversified fund.

Questions investors ask

Is AGNT the same company as eXp World Holdings?

Yes. AGNT, Inc. was formerly named eXp World Holdings, Inc. It owns eXp Realty, a cloud-based real estate brokerage, meaning it runs largely on online systems, with independent agents across the US and Canada and an international arm spanning 27 countries. It also owns SUCCESS magazine and related media. Earlier names include EXP Realty International Corp and Desert Canadians Ltd.

How does AGNT make money?

Mostly from commissions on home sales. As the licensed broker, eXp Realty collects the commission on each deal, on the buyer's side, the seller's side or both, then pays a portion to the agent. What it keeps is thin: gross margin, the share of revenue left after agent payouts and other direct costs, was 7% in 2025. Revenue that year was about $4.77 billion, up 4.5%. North American Realty produced 96.9% of it and International Realty 3.1%.

Is AGNT profitable?

No. It reported net losses of $9.0 million in 2023, $21.3 million in 2024 and $22.7 million in 2025, after profits from 2020 to 2022. The losses are small next to 2025 revenue of $4.77 billion, a net margin of -0.5%. The business still produces cash: free cash flow, cash from operations minus capital spending, was $109.0 million in 2025. In the quarter ended June 30, 2026, revenue rose 10.7% from a year earlier to $1.45 billion, with a net loss of $2.7 million.

Does AGNT pay a dividend?

Yes. The dividend yield, yearly dividends divided by the share price, was 5.03% as of October 29, 2026, and the company paid $30.8 million in dividends in 2025. The per-share amount was the same in 2023, 2024 and 2025, so there is no record of annual increases. Net losses mean earnings did not cover it, but free cash flow did: dividends took 28.2% of it in 2025. A high yield that follows a 60.6% one-year share-price fall can reflect investor doubts rather than a generous payout.

How much has AGNT stock fallen?

Sharply. As of October 29, 2026, the share price was down 54.7% since the start of 2026, 60.6% over one year and 92% over five years. Its largest peak-to-trough fall in 12.7 years of price history was 95.2%. Over ten years it was still up 81%. One-year volatility, a measure of how widely the price swings, was 54.1%. These figures are share price changes and leave out dividends.
