How it works
RITA, from Exchange Traded Concepts, is an index fund. Rather than picking stocks, it tracks the FTSE EPRA Nareit IdealRatings Developed REITs Islamic Green Capped Index, which FTSE Russell and IdealRatings created in 2020. The index starts with listed REITs in developed markets that pass basic business tests. A debt screen then removes REITs whose interest-bearing debt exceeds 33% of asset value. A Shariah (Islamic law) screen drops REITs that earn more than 5% of their income from interest or from activities such as alcohol, tobacco, gambling, weapons and conventional financial services. Finally, only REITs with third-party green building certifications, such as LEED or BREEAM, qualify.
REITs that qualify are weighted by free float market capitalization (the value of shares available to trade), with each one held at between 0.5% and 20%. At each rebalance, companies weighing more than 4.5% are capped at 48% combined. Weights are then tilted toward REITs with more green-certified space and lower modeled energy use, while keeping sector and country weights close to where they started. A REIT that the tilt pushes below 0.5% is dropped.
The index rebalances every quarter, on the Monday after the third Friday of March, June, September and December. Weights can drift between those dates. Portfolio turnover was 76%, meaning trades over a year equaled about three-quarters of the portfolio's value.
What it really costs
- RITA charges 0.5% a year, versus an average of 0.3% for the similar funds below (7th of 9, cheapest first).
- Using the prospectus's standard example, $10,000 invested would cost about $51 in the first year and $628 over 10 years (assuming a 5% annual return).
| Cost of $10,000 (SEC example) | 1 yr | 3 yrs | 5 yrs | 10 yrs |
|---|---|---|---|---|
| RITA | $51 | $160 | $280 | $628 |
In a retirement portfolio
RITA is a small real estate fund with values-based screens, with nearly half its assets in four REITs as of July 31, 2026 and a 28.85% loss in 2022, so it fits a supporting role better than a central one.
RITA could add real estate exposure that passes values-based screens, plus some income. It launched December 8, 2021, so it has no record from the 2008 financial crisis or the 2020 COVID crash. Its first full year, 2022, was its worst: a 28.85% loss. Its deepest decline was 33.6%, from April 20 to October 14, 2022, and it had not regained that peak as of October 27, 2026. Anyone who withdrew money in late 2022 would have locked in a steep loss.
Dividends are paid quarterly. The trailing 12-month yield (dividends over the past year as a share of the price) was 2.77% as of October 27, 2026. The 0.50% expense ratio is above the 0.30% average for similar funds, and the SEC's standard example puts costs at $51 for the first year on $10,000. Past results don't predict the future, and a plan should look at the whole portfolio, not one fund.
Who it may suit — and who should look elsewhere
May suit
- Investors wanting REIT exposure that follows Shariah principles, excluding REITs earning over 5% of income from interest, alcohol, gambling or conventional finance.
- Those who want real estate holdings tilted toward REITs with more green-certified space, such as LEED or BREEAM buildings, and lower modeled energy use.
- Investors wanting mainly US REITs plus a slice of other developed markets, with Australia at about 8% of assets as of July 31, 2026.
Look elsewhere if
- Cost-focused investors: RITA's 0.50% expense ratio compares with 0.07% for Schwab US REIT ETF (SCHH) and 0.08% for iShares Core U.S. REIT ETF (USRT).
- Those wanting broad diversification or a large fund: as of July 31, 2026, four REITs made up 48% of assets, which totaled $8.7 million.
- Investors who weigh track record heavily: RITA's three-year return of 10.8% a year through October 27, 2026, trailed all eight similar funds (12.7% to 15.9%).

Questions investors ask
Is RITA a halal ETF?
RITA's index is designed to be consistent with Shariah (Islamic law) principles, as determined by the screening firm IdealRatings. It removes REITs that earn more than 5% of their income from interest-bearing investments or from activities including alcohol, tobacco, gambling, weapons, adult entertainment, pork products and conventional financial services. A separate screen excludes REITs whose interest-bearing debt exceeds 33% of asset value. The screens rely on third-party data that can be wrong or incomplete. The prospectus lays out the full rules.
What's the difference between RITA and RWR?
The main differences are cost, size, screening and results. SPDR Dow Jones REIT ETF (RWR), the most similar fund by holdings with about 50% overlap, charges 0.25% versus RITA's 0.50%. RWR had about $1.8 billion in net assets as of June 30, 2026, against RITA's $8.7 million as of July 31, 2026. RITA applies Shariah, socially responsible and green-building screens and holds some REITs outside the US. Through October 27, 2026, RWR returned 8.6% over one year and 15.6% a year over three years. RITA returned 3.9% and 10.8%.
Does RITA pay monthly dividends?
No. RITA pays dividends quarterly. Over the 12 months through October 27, 2026, it paid about $0.56 per share, a trailing yield of 2.77%. The index only admits REITs that pay out at least 90% of their taxable income as dividends, so income is a large part of what the fund returns. Payments are not fixed and can rise or fall with the REITs' own payouts. REIT dividends are often taxed as ordinary income rather than at the lower rates for qualified dividends.
What are RITA's top holdings?
As of July 31, 2026, RITA's largest holdings were Welltower (14.3% of assets), Simon Property Group (12.6%), Prologis (12.5%) and Digital Realty Trust (8.5%). AvalonBay Communities and Equity Residential followed at about 4.3% each. The fund held 35 companies, and the top 10 made up about 70% of assets. By country, US REITs were about 87% of the portfolio and Australia about 8%, with small positions in Belgium, the UK, Singapore and New Zealand.
Is RITA good for retirement income?
It can add some income, but it is a narrow, higher-risk fund. RITA pays quarterly dividends, with a trailing yield of 2.77% as of October 27, 2026. It lost 28.85% in 2022. Its deepest decline, 33.6% from April 20 to October 14, 2022, had not been fully recovered as of October 27, 2026. Its 0.50% expense ratio is above the 0.30% average for similar funds, and four REITs made up about 48% of assets as of July 31, 2026.
