The short version

Global X PropTech ETF (PTEC) tracks the Global X PropTech Index: about 30 companies whose software, online marketplaces and data serve the property business, led by CoStar Group, Guidewire Software and Zillow. It owns technology firms, not buildings, and its 0.50% yearly fee is below the 0.69% average of its nearest matches by holdings. One drawback is size: it held about $1.8 million in assets as of May 31, 2025, which is very small.

What changed recently

  • Over the three months to May 31, 2025, investors added a net $585K (creations minus redemptions, per the N-PORT report).
  • Monthly total returns reported for that quarter: +3.18%, +2.64%, -5.95%.

How it works

PTEC is an index fund that tracks the Global X PropTech Index. The fund's adviser, Global X Management Company LLC, owns the index; an affiliate, Mirae Asset Global Indices, picks its members. To qualify, a company must earn at least half its revenue from property-management technology (including smart security, energy monitoring, insurance and construction management), online marketplaces, or property research and analytics. As of January 31, 2025, it also needed a market value of at least $200 million and average daily trading of $2 million or more.

Weights are based mainly on free-float market value (the value of shares the public can trade), but each company is capped at 8% when the index is rebuilt and reweighted twice a year. Between resets, winners can drift past the cap: CoStar Group (8.76%) and Guidewire Software (8.57%) were above it as of May 31, 2025. The fund then held 30 stocks; the top 10 made up 65.75%.

The fund generally owns every index stock in similar proportions but may hold a representative sample (a subset that mirrors the index). It does not try to beat the index or shift to cash in falling markets. KE Holdings is held as a depositary receipt, a certificate representing foreign shares. The index and the fund's objective can both change without a shareholder vote.

What it really costs

  • PTEC charges 0.5% a year, versus an average of 0.69% for the similar funds below (2nd of 3, cheapest first).
  • Using the prospectus's standard example, $10,000 invested would cost about $51 in the first year and $628 over 10 years (assuming a 5% annual return).
Cost of $10,000 (SEC example)1 yr3 yrs5 yrs10 yrs

In a retirement portfolio

RoleSatellite (higher risk)

PTEC is a concentrated bet on one technology niche, about 30 stocks with three-year volatility (a measure of how widely returns swing) of 19.2% as of October 27, 2026.

PTEC could add a slice of property technology to a portfolio built on broader funds. Launched April 11, 2023, it has not faced a downturn like 2008, 2020 or 2022. Both full calendar years were gains: 10.35% in 2024 and 20.01% in 2025. Its deepest drop was 18.2%, from July 31 to October 27, 2023; it recovered by December 14, 2023, but cashing out near the low would have locked in the loss.

It paid no distributions in the year to October 27, 2026. It costs 0.50% a year: $51 in year one and $628 over 10 years on $10,000, in the SEC's standard example. Its tiny size, about $1.8 million in assets as of May 31, 2025, raises the risk of closure, which could force investors out at a bad time. Past results don't predict the future; a plan should weigh the whole portfolio, not one fund.

Who it may suit — and who should look elsewhere

May suit

  • Investors wanting a small, targeted stake in property software and online marketplaces such as CoStar, Zillow, Rightmove and REA Group, rather than property itself.
  • Thematic investors watching costs: the 0.50% expense ratio (yearly fee) is below the 0.69% average of the two funds with the most overlapping holdings.
  • Investors comfortable with a US-led global mix: the US was 67.9% of assets as of May 31, 2025, with Germany and the UK next.

Look elsewhere if

  • Retirees needing income: PTEC paid no distributions in the year to October 27, 2026.
  • Anyone wary of tiny funds: net assets were about $1.8 million as of May 31, 2025, raising the risk of closure.
  • Those wanting wide diversification or a long track record: it launched in April 2023 and held just 30 stocks as of May 31, 2025.

Questions investors ask

What does PTEC invest in?

PTEC invests in property-technology companies: firms earning at least half their revenue from property-management technology, online property marketplaces, or property research and analytics. As of May 31, 2025, its largest holdings were CoStar Group (8.76%), Guidewire Software (8.57%), Zillow Group (7.25%), Airbnb (7.16%) and KE Holdings (7.16%). Across 30 stocks, the top 10 made up 65.75% of assets. The US was 67.9%, followed by Germany (12.63%), the UK (8.11%) and Australia (6.87%).

Does PTEC pay dividends?

No. PTEC paid no distributions in the year to October 27, 2026, so its yield over that period was 0%. The fund holds mostly technology companies, such as CoStar Group, Guidewire Software and Zillow, and any return over that year came from share-price changes, not income. Someone who needs regular cash from a portfolio would have to cash in shares instead, which can lock in losses in a weak market.

How has PTEC performed?

PTEC returned 18.8% a year over the three years to October 27, 2026, a cumulative gain of 67%, based on share prices. Its two full calendar years were both positive: 10.35% in 2024 and 20.01% in 2025. The March 26, 2025 prospectus lists a strongest quarter of 10.2% (ended September 30, 2024) and a weakest of -4.05% (ended June 30, 2024). Its deepest decline was 18.2%, in 2023. Past results don't predict future returns.

What ETFs are similar to PTEC?

None is a close match: no similar fund shared 20% or more of PTEC's holdings in the latest SEC holdings reports. The nearest by overlap is Tuttle Capital Self Defense Index ETF (GUNZ), with 15% overlap and a 0.94% yearly fee. SPDR S&P Kensho Intelligent Structures ETF (SIMS) overlaps 9% and charges 0.45%; it returned 16.3% a year over three years to October 27, 2026, versus 18.8% for PTEC, which charges 0.50%. Their different themes make them rough comparisons.

Is PTEC good for retirement?

It may fit only as a small, higher-risk side holding, not a core one. PTEC holds about 30 property-technology stocks, had three-year volatility (how widely returns swing) of 19.2% as of October 27, 2026, and paid no distributions in the year to that date. Launched April 11, 2023, it has not faced a downturn like 2008, 2020 or 2022. Assets were only about $1.8 million as of May 31, 2025, which raises the risk of closure. Past results don't predict the future.
